Our Approach to ESG

ESG considerations are now a standard expectation in the property market. Properties with strong sustainability credentials attract better tenants, comply more easily with regulations and are better positioned to maintain long-term value.

Environmental

Building a Greener Portfolio

Building construction and operation is one of the leading sources of greenhouse gas emissions. As chartered surveyors, we are well placed to help clients reduce their environmental impact and stay ahead of evolving regulation.

  • Energy efficiency improvements and low-carbon retrofitting advice
  • MEES compliance and EPC improvement strategies
  • Sustainable construction and specification guidance
  • Net-zero pathway advice for property portfolios
Social

Communities and People

Our work is not just about buildings — it is about the communities they sit within and the people who use them. We advocate for developments that create genuine social value alongside commercial returns.

  • Social value assessments for development proposals
  • Advice on affordable housing and accessible infrastructure
  • Heritage asset preservation for communities
  • Inclusive design and wellbeing considerations
Governance

Acting with Integrity

As RICS-chartered surveyors, professionalism and accountability are core to our practice. We provide transparent, honest advice aligned with RICS ethical standards, helping clients make informed and responsible decisions.

  • Clear, unbiased advice aligned with RICS ethical standards
  • Due diligence and risk assessment for responsible investment
  • Regulatory compliance and reporting support
  • Ongoing professional development and industry engagement

Why ESG Matters for Property

ESG is no longer a box-ticking exercise. Lenders, investors and tenants are all factoring sustainability credentials into their decisions.

Asset Value

Properties with strong energy performance and sustainability credentials command higher values and lower yields in the current market.

Regulatory Compliance

Minimum Energy Efficiency Standards and net-zero targets are tightening. Non-compliant properties face restrictions on lettings and financing.

Lender Requirements

An increasing number of lenders apply green finance criteria, with better terms available for properties that meet minimum EPC and sustainability thresholds.

MEES Compliance — Act Now

Under Minimum Energy Efficiency Standards, landlords of commercial properties must achieve an EPC rating of at least E to grant or renew a lease. The government has proposed tightening this to a minimum of B by 2030. We advise landlords on their compliance position and the most cost-effective route to improvement.

Building a Greener Future with Terracotta

The property sector has a significant role to play in the UK's transition to net zero. We help clients take practical steps to reduce the environmental impact of their assets:

  • Sustainable Improvements: Advice on energy-efficient upgrades, low-carbon retrofitting and sustainable construction methods to future-proof your property.

  • Regulatory Compliance: Helping landlords and owners stay ahead of Minimum Energy Efficiency Standards (MEES), EPC requirements and net-zero targets.

  • Responsible Operations: We apply the same standards to our own business, using carbon-neutral transport and operating from premises with the lowest achievable footprint.
