What is contract administration?

A contract administrator acts as an independent third party between a client and their building contractor. Once a construction contract is in place, the contract administrator is responsible for ensuring both parties meet their obligations, certifying payments, instructing variations, and resolving disputes if they arise.

Without a contract administrator, clients are often exposed to contractor overclaiming, programme slippage and disputes over the scope of works. Having an experienced CA in place gives you a clear line of accountability throughout the project and protects your position if anything goes wrong.

We can be appointed as contract administrator alongside our project management service, or on a standalone basis where a client already has a project manager in place.

Our Contract Administration Services

We can be engaged as Contract Administrator alongside our project management service, or on a standalone basis for clients who have their own project management in place.

JCT Contract Selection and Drafting

We advise on the most appropriate JCT contract form for your project and prepare the contract documents, ensuring the correct terms are in place before works begin.

Contractor Valuations and Payment Certificates

We assess contractor payment applications against work actually completed on site and issue payment certificates in accordance with the contract terms and statutory requirements.

Contract Instructions

We issue formal contract instructions to the contractor as required throughout the works, ensuring all instructions are properly recorded and incorporated into the contract.

Variations

We agree or negotiate variations to the contract where the scope of works changes, assessing the time and cost implications and ensuring client interests are protected throughout.

Final Account Certification

We agree and certify the final account at practical completion, providing a clear and well-evidenced settlement of all outstanding financial matters under the contract.

Dispute Resolution

Where disputes arise under the contract, we provide impartial advice and support to resolve matters efficiently, drawing on our experience of construction contract law and practice.
