HOME SURVEY LEVEL 2
The Level 2, often referred to as a Homebuyer Report, is a streamlined survey designed for newer or well-maintained properties. It assesses the building's key elements, summarises their condition and flags anything requiring repair or maintenance, using a clear traffic-light rating system — green, amber or red — so you can see at a glance how serious each issue is.
We recommend a Level 2 for contemporary purpose-built flats, new-build houses and properties in good overall condition. If the property is older, larger or in poor repair, a Level 3 is likely more appropriate. We are happy to advise before you book.
What the Level 2 Survey Includes
A concise, clearly structured inspection of the property's key elements, with practical recommendations and a straightforward condition rating system.
Overall Opinion and Summary
A summary of condition ratings and the surveyor's overall assessment of the property, written clearly for the client.
External Elements
Concise inspection and commentary on roofs, walls, windows, doors, drainage and all other external elements of the building.
Internal Elements
Assessment of ceilings, walls, floors, internal joinery and all accessible internal areas of the property.
Services
Visual inspection of electrical, gas, water and drainage installations, with recommendations for specialist investigation where required.
Grounds and Outbuildings
Assessment of garages, permanent outbuildings, boundaries and grounds, including any issues that may affect the main building.

A comprehensive photographic record of building elements and key findings, clearly referenced to the written report.

Every element is rated using a traffic-light condition system. Green indicates no repair needed, amber flags items to monitor or repair in the medium term, and red identifies urgent issues requiring immediate attention.
