Terracotta Completes Pre-acquisition Survey at Plumstead Power Station

Terracotta’s Building Surveying team has recently completed a detailed survey and costings analysis of the Grade II listed Plumstead Power Station in southeast London. The instruction formed part of the client’s early due diligence, exploring the site’s potential for commercial reuse. The building sits at the heart of the Royal Borough of Greenwich’s wider regeneration plans for Plumstead, with ambitions to restore its historic character and drive economic growth in the local community.

Plumstead Power Station opened in 1903 as a combined refuse incinerator and electricity generator, supplying power and lighting from local waste before being decommissioned in 1965. Despite the removal of its plant and chimneys, the building’s striking red-brick industrial architecture remains largely intact, preserving its historic character.

Terracotta carried out a full inspection of the structure and building fabric, including a review of its condition, integrity and risks, supported by input from specialist consultants. We also provided a costed strategy for reactivating the site as a commercial premises, identifying key repair works and compliance considerations.

The project forms part of Terracotta’s ongoing work in the conservation of historic buildings and the delivery of commercially viable outcomes for complex sites. This early-stage work highlights the potential of a unique historic site, and we look forward to seeing how it contributes to the wider regeneration of Plumstead.
